When it comes to pinning a topic I see it as a way of it staying at the top of other posts and not getting lost in the crowd so to speak. Topics such as announcements and rules are the first things I will pin on my forum, I feel like they are the most important and that they should be made visible and not get lost in amongst all the other topics as your forum grows. Other topics I like to pin in my forum are ones that would get replied to daily. I own a general chat forum and we have topics such as What did you eat for breakfast? What did you eat for lunch? These kind of topics will get replied to on a daily basis so I find it easier to pin these kind of topics in the correct forums so they are easier to find and access to be posted in daily.

I think almost every forum owner pins when things are important. Like say rules of the forum. And the things to be kept in mind. So anything important has to be pinned. Some forum owner also keep the seasonal stuff on pin. Some even add the regular instruction based stuff on the pin. That works out for many. I think pinning such topic has to be necessary for high traffic forum. That is what I have learned for sure.
